How Do You Know You Need A Lawyer?
 
For Landlords:
  • You want to evict one or more tenants
  • Your tenant has not paid rent for two months
  • You are planning to make extensive repairs or improvements to your building
  • You notice that the envelope in which your tenant's rent check was sent has a postmark from outside New York City
  • Someone other than your tenant has offered or is trying to pay rent
  • You notice a change in the method by which your tenant is paying rent, for example, you start receiving money orders when you previously received checks
  • Your tenant is using his checking account solely for the purpose of paying rent (check 101 for September rent, check 102 for October rent, etc.)
  • You never see the tenant entering or leaving his apartment
  • You see many different people coming and going from the apartment at all times of the day and night
  • Tenant will not give access for necessary repairs.

For Tenants:
  • You received a letter, notice or court paper from your landlord
  • You want to sublet your apartment
  • You want to get a roommate
  • You own a second home or you intend to buy one
  • You are concerned about your right to continue living in your apartment after the death of your partner (the named tenant)
  • You are offered a buyout.
